Common Brick and Chimney Problems We Can Solve

Cracked or missing mortar

Strong mortar joints are what keep your masonry chimney or wall from deteriorating and falling apart. It is important that mortar is tight and fills the entire joint. We provide full repointing service for brick and block walls and chimneys. This process involves removing the damaged mortar from the joints, cleaning them out, and then filling the joints with new mortar. This process is known as repointing.

Sometimes a chimney joint is leaking while the mortar is still intact. Upon closer inspection, there are hairline cracks in the mortar joints where water seeps through. We use a masonry caulk and a transparent sealer to seal up cracks like this and stop the leaks.


Cracked or broken chimney crown

A chimney crown is the very top part of a masonry chimney through which the chimney flue extends. It is usually made of concrete. It is quite common for this crown to deteriorate and crack over time if it is not maintained. As soon as the chimney crown begins to crack, water works its way under the crown and into the brickwork or whatever is below it. This results in rot, mortar joints falling out, and bricks falling out. It can also damage the chimney flue or cause water leaks inside the building. During cold months, water seeps below the compromised chimney crown and then turns to ice. This ice exerts pressure on the chimney bricks and mortar, causing them to crack and fail.

It is important to repair the crown if it’s cracked or broken to prevent issues like these from causing further damage.

Missing bricks or blocks

Chimneys with missing or loose bricks may need to be rebuilt.
Nobody wants to get pancaked by a falling brick from a deteriorating chimney!
Typically, the section of the chimney above the roofline is in the worst condition. It's exposed to the elements on all 4 sides, and so tends to deteriorate faster than the rest of the chimney.
Sometimes, bricks have become soft and malleable due to poor quality and age.
We take care to dismantle the chimney as low as needed to fix the problems, and then build it back up, one brick or block at a time, along with new flu blocks where needed.

Rodents and birds in the chimney flue, or water intrusion

Squirrels, bats, and birds often nest in chimney flues that are used infrequently or are not used during summer months. Also, a chimney flue without a cap allows rainwater to run down the inside of the flue, sometimes resulting in leaks or other interior damage.

To prevent this, we strongly recommend that a flue/chimney cap is installed. This keeps critters and weather out, protects the top of the chimney, and goes a long way in ensuring that your chimney remains intact and fully functional.

Chimney caps are available in many colors, styles, and materials like aluminum, painted steel, copper, or stainless steel. The range in price based on size and style. Some come in highly decorative styles, while others are fabricated just to do the job of water or rodent intrusion.

  • What is Brick Repointing?

    Bricks are laid in mortar, which is the concrete-type of material that surrounds each brick in a building. This mortar can crack and fall out over time, which leaves the bricks vulnerable to loosening and falling out. 

    So REPOINTING is the process of removing the loose mortar with an angle grinder, cleaning out the joint, and then filling it back in with new mortar to resecure the bricks and create that strong vertical surface again. 

  • How much does it cost to repair a chimney?

    Of course it's not going to be a one-size-fits-all price, but here are the basics for a brick chimney. let's assume this chimney is about 4 feet tall from the roof, and about 2 feet square. In that case, you'd be looking at:


    • Repointing: $1000
    • Rebuilding: $1500
    • Coating the crown: $600
    • Stainless steel flue cap: $400

    These prices would of course change based on the size of the chimney, and on how accessible the chimney is. 

    For instance, if the roof is too steep to walk on, or the chimney is very tall, then we would need to bring in a lift or set scaffolding to work on it, which would be more costly. 


  • Do you work on stone chimneys?

    Yes, we can work on stone chimneys. We can also work on chimneys that have a stone facade. Sometime these facade pieces fall off and need to be reset, which is something we can do. 

  • Can you match the color of the existing mortar?

    To an extent, yes. However, no matter how hard we try, there are times where it's just not possible to match exactly. This is because mortar ages and changes color/shade over time. This makes it difficult to find the right mixture of colors to match. This is usually not something we'll guarantee, although we'll definitely try to match what you have. 

  • Can you repoint my brick wall or walkway?

    We can repoint walls and walkways. We won't do a full house repointing, but if you have a section of walkway or a wall or a partial wall that's problematic, that's definitely something within our scope of work.
