Commercial properties rely on flat and low-slope roofing systems that can withstand heavy use, weather exposure, and long-term performance demands.
Joyland knows Commercial Flat Roofing
Flat roofs are roofing systems with very low or no slope, commonly found on commercial buildings, industrial facilities, retail centers, multifamily properties, and institutional structures. Because water drains more slowly on low-slope surfaces, flat roofs require specialized materials that resist ponding water and prevent leaks.
Flat Roofing Requires Expertise
Traditional roofing materials like asphalt shingles cannot protect a low-slope surface. Flat roofs must be installed with continuous membranes, professional sealing, and proper drainage design to ensure long-term performance.
Flat roofs are common on warehouses, offices, and retail buildings. Because water drains slowly, they require advanced materials that resist ponding. We know your roof is a critical asset. Our team brings technical knowledge to ensure your building remains dry and safe.

Commercial Customer Reviews and Recent Jobs
Food Production Facility Flat Roof Installation
Client: Westfield Egg Farm
Project year: 2024
Square footage: 9,000
Roof system: Reflective TPO with Insulation
Warranty: 20-year No-Dollar-Limit
Cost: $60,000
Location: New Holland, PA
Roofing Problems: George Weaver, the owner of Westfield Egg Farm, came to us needing advice on the roof at his production facility. The existing roof had been coated with a white coating which was beginning to peel off, with water ponding and soft spots in the plywood roof deck.
Solution: George was looking for a long-term fix for this roof, so we advised him to consider an overlay TPO roof system. We were able to install a 20-year No-Dollar-Limit warranted TPO system for him, making sure to address any damaged roof deck pieces before laying the new system out. The roof had an internal drain system for water run-off, so we provided all new drains to make sure that the entire roof system would last as intended. To prevent water ponding, we increased the slope in some spots to help water drain off the roof properly.
Outcome: The project was completed within 3 days from start to finish. The manufacturer’s inspection passed with no issues, and this roof system will provide decades of leak-free performance.
Commercial Office/Warehouse Roof
Client: Details Landscaping
Project year: 2024
Square footage: 1,200
Roof system: Reflective TPO with Tapered Insulation
Warranty: 20-year No-Dollar-Limit
Cost: $22,000
Location: Harrisburg, PA
Roofing Problems: The roof had an EPDM rubber system which was leaking, under which was a few inches of tar roofing. There was severe water ponding on this roof, causing weight overload concerns and ice problems in the winter.
Solution: Being a young business owner, Michael wanted to take care of it once and do it right for the long term. We removed all the old roofing down to the wood roof deck. Due to the extensive leaks, some boards had to be replaced. We installed a 4” base layer of PolyISO rigid insulation, and then put a tapered/sloped substrate on top of that to prevent water ponding and ensure good water runoff. We also installed a new pipe through the roof, along with the white TPO mechanically attached membrane system.
This roof had a short parapet wall around it on 3 sides. We ran the TPO up and over the top of the wall, and installed a new black metal wall coping as a final trim cap.
Outcome: Michael has a dramatic increase in building energy efficiency, and we were able to fix the water ponding issue while providing the new roof. We included our 20 year No Dollar Limit warranty on this roof. The work was completed in one day and passed warranty inspections with no issues
Warehouse Roof Replacement
Client: Natural Stoneworks
Project year: 2024
Square footage: 10,000
Roof system: Reflective TPO with Insulation
Warranty: 20-year No-Dollar-Limit
Cost: $87,000
Location: Lancaster, PA
Roofing Problems: Don had multiple leaks across the warehouse roof. After patching and repairing for years, he needed a replacement before the structural integrity of the roof became compromised. Water was leaking onto inventory, causing staining and labor costs in cleanup, moving products around, and trying to contain the water.
Solution: After inspecting the roof and examining the existing roof system, we provided Don with a quote to install a new commercial, 20-year warranted TPO membrane system. We installed a rigid insulation substrate, providing a significant improvement in energy savings as a part of the new roof system.
The logistics of the project were a challenge, as we needed to keep the space around the building open for traffic, while still disposing of the roofing debris into our dumpsters. We coordinated this with Don and the job went very smoothly.
Outcome: The project was completed within 4 days from start to finish. Improved insulation value will mean ongoing energy savings, and the system warranty ensures long-term protection and peace of mind
Store/Warehouse Metal Roof Replacement
Client: Windsor Distributing Inc.
Project year: 2024
Square footage: 16,250
Roof system: Corrugated metal
Warranty: 20-year No-Dollar-Limit
Cost: $60,000
Location: Hamburg, PA
Roofing Problems: Troy came to Joyland asking for an assessment and quote on his distribution warehouse roof. He had leaks in multiple spots throughout the building both in the retail side and in the warehouse. The existing roof was metal panels fastened with nails, and 2 layers of coating on top of that. The coatings were worn out, the fasteners were coming loose, and the seams were compromised. He had been offered a quote to re-coat the roof. We advised him against that, because of the level of deterioration on the existing coatings. That was also going to more expensive than just replacing the metal.
Solution: Joyland Roofing gave him a quote to completely replace the metal roof with a new corrugated metal roof system. This was truly the best way to solve the problems, because a 3rd coating would have had questionable longevity (possibly shorter than 10 years).
Outcome: Troy got a fully new metal roof system in white color. We included snow guards along the bottom edges. No leaks, a new reflective roof to improve the look and function of his building. We were able to do the work from start to stop within 5 days.
Why Flat Roofs Fail-and How We Prevent it
Commercial systems often fail early due to preventable technical errors or neglect.
Drainage & Ponding

Clogged drains cause heavy ponding that stresses the structure and voids many roof warranties.
EPDM
issues

Older rubber can pull away from edges over time. We use modern standards to manage movement.
Termination point failures

Terminations along walls can crack or pull away. We use reinforced tools to keep points secure.
Flashing Failures

Areas around HVAC units and pipes are vulnerable. We ensure these spots are sealed tightly.
Wrong repair materials

Using residential-grade products on flat surfaces results in fast degradation of the system.
Membrane installation

Inexperienced crews often fail to create watertight seams, leading to hidden building leaks.
Where Experience Shines
Joyland has crews with decades of commercial flat roofing experience. We often find roofs leaking early - or needing replacement - because of widespread water saturation. A well maintained commercial flat roof should last 30+ years, but many fail at 20 years or less due to improper or incomplete maintenance. It's important to stop a leak on a flat roof early, before it spreads and saturates insulation or the roof deck.
Joyland is a manufacturer-certified flat roof contractor. We have the training and expertise to properly assess a flat roof and recommend cost-saving repairs or replacement options.

Commercial Flat Roof Warranties
Your roof should protect you for over 30 years with the right care. Manufacturers offer different warranty levels based on a contractor's certification. Because commercial projects are large investments, choosing a high-level warranty is a smart way to protect your business from the financial burden of future system failures.
Commercial Flat Roof Warranties We Offer
| Warranty Type | Scope and Lifespan | Typical Cost |
|---|---|---|
| No-Dollar-Limit System | Generally cover both manufacturer defects and contractor workmanship defects, with no dollar limit on the costs for repairs. These warranties are typically 15, 20, 25, or 30 years, and may be prorated. Longer warranty terms come with extra costs for upgraded materials. | .16-.20 cents per square foot, or a minimum of $1200. |
| Membrane Only | This warranty type is very limited in scope, covering only manufacturer defects in the roof membrane layer itself, and excluding system components such as flashings, termination, substrates, workmanship defects and more. Terms from 10-30 years are typical. | $200-$800 total |
| Hail/Cut/Punctures | Coverage of hail damage, or cuts/punctures caused by foreign objects or traffic can be added to a system warranty. Some restrictions apply but this can be a good addition in storm-prone areas. | $.04-$.06 cents per square foot |
| Extended Wind Speed | Can increase eligibility of coverage from the standard 55 MPH to up to 100 MPH. Is useful in coastal regions or other windy areas. Terms are typically 5-20 years. | $.04-$.40 cents per square foot |
We’ll walk you through the best options based on durability, efficiency, and overall value.

What to Look for in a Commercial Roof Warranty
Membrane Thickness
Selecting heavy-duty .060 or .090 membranes is a smart move because they last far longer than residential grades. That extra thickness provides the durability you need to handle our unpredictable local weather and any random debris.
Workmanship coverage
You definitely want a warranty that covers both the materials and the actual labor to install them. This dual protection ensures that if we make an installation mistake, it gets fixed on our dime, rather than yours.
Seam & Flashing Coverage
Since these are often the weakest spots on a system, you have to ensure they're included in your plan. It saves you from massive, surprise bills if an edge fails or if a pipe penetration starts to leak over time.
Coverage Terms
Non-prorated warranties are the preferred choice for long-term value. Unlike prorated versions, their value doesn't drop as your roof gets older. It keeps your whole investment safe and sound for the entire life of the system.
Maintenance clauses
To keep your warranty alive, you have to stick to annual inspections. We will help you stay on top of these essential checks so you never lose your coverage because of a missed deadline or a simple maintenance slip-up.
Also, any maintenance or repairs done to a warranted system must be done by a factory-certified contractor.

The Joyland Recommendation:
- If Lifetime Value & Proven Track Record is Key: You will find that EPDM and TPO are both fantastic choices. While EPDM has a slightly longer history in the industry, both have been proven to deliver long-lasting protection. EPDM is often preferred for its ease of repair, while both offer the durability you expect from a professional installation.
- If Energy Savings & Aesthetics are Key: We suggest going with TPO. Its bright "Cool Roof" white surface is excellent for lowering your summer cooling expenses. To give you total peace of mind, we only partner with high-quality TPO manufacturers to ensure your system never suffers from the formula failures found in cheaper alternatives.
- If Puncture Resistance & Access/Traffic are Key:
Modified Bitumen is likely your best bet. It's the ideal choice for roofs with heavy foot traffic or those located near tree lines because of its incredible toughness. If you prefer EPDM or TPO but still need that durability, we can easily add rooftop pavers or walk pads to protect the membrane.
