2. Diagnosis & Price

Your technician will need to be shown the leak from inside, and if possible will want attic access so we can get as close to the problem as possible and see where it's originating. We'll also inspect the roof, and provide you with an accurate, all-inclusive repair price, on the spot. While we're up there, we also like to look around just to make sure everything else is in good condition. If we find anything that should be addressed, we'll let you know.


3. Do The Work!

Assuming you'd like the repair tech to complete the work then and there for the presented price, you'll need to sign the quote and agree to the terms. Once that's done, your tech will get right to work and make sure that the repair is done to tackle and fix the problem! Sometimes, the work needed is more than what he can accomplish immediately. In these cases, he'll schedule a time with you for us to fulfill the work in the near future.

4. Pay and review

Should You Repair or Replace Your Shingle Roof?

Whether you repair or replace your roof usually comes down to two factors:


1. Age of the roof

Most roofs in our area of Pennsylvania are asphalt shingles. If you have roof leaks on a shingle roof and its over 25 years old, you should keep in mind that it'll probably need to be replaced within 3-5 years anyway, so don't spend a ton of money on repairs. A few hundred here and there for a simple fix is still good, but remember that once it's over 25 years, you may have recurring problems, so fixing one thing now doesn't mean a different problem won't show up next year.

A metal roof should last 40+ years, so a repair in year 25 or 30 is probably still a good option.

If you have slate or other highly durable roofing, then repairs can make sense even if it's 50 years old.


2.  Extent and type of damage

We would be much more likely to recommend a repair on a roof if it's a simple problem like a punctured shingle or a missing piece of slate. Maybe storm damage on a section of the roof. Other problems like nail pops (this is where the nails holding the shingles down start backing out and popping through the top shingle), buckling plywood, shingles regularly blowing off, etc... indicate a system-wide issue. So, trying to fix these issues one at a time is like a bad game of whack-a-mole; you fix it here, only to have the same thing show up over there. This gets expensive and you're better off investing in a new roof.

Whether you repair or replace your roof basically boils down to 2 factors:
